Just cause eviction in Seattle
Under Seattle's Just Cause Eviction Ordinance, a landlord who wants to end a tenancy must have one of 16 listed just cause reasons and must say which one in a written notice. Several of the reasons are "habitual failure" versions of late rent and rule violations. The rights cannot be waived, so a lease clause that tries to waive them is not enforceable.
- The general notice period is 20 days before the end of a rental period, unless a specific reason calls for something different.
- Ending a tenancy so the owner or a family member can move in requires 90 days' notice.
- The sale reason applies only to single-family homes, not condos, apartments, duplexes or triplexes.
- If a landlord cites a just cause reason and does not follow through, the tenant may have a private right to sue for damages.
Relocation assistance
In some situations the landlord owes relocation help. The City's page lists $2,000 or two months' rent for certain violations of housing limits, such as an unpermitted unit or reducing occupancy to the legal limit. For a substantial remodel, demolition or change to non-residential use the landlord needs a City relocation license, and assistance is owed when household income is at or below 50 percent of the King County median. Read the City's page for the exact rules for your situation.
What to do if you get a notice
- Check that the notice names a specific just cause reason and gives the right notice period.
- Keep the notice, the lease, rent receipts and your messages with the landlord.
- Call the Renting in Seattle Helpline at (206) 684-5700 for questions about the ordinance.
- Do not move out on the strength of a notice alone until you understand whether it is valid. If a court case is filed, respond by the deadline; see our guide to how evictions work.
